As part of the total property management solutions we offer, we carry out a comprehensive check-list which includes undertaking the following:

  • Locate and verify the viability of prospective tenants
  • Subject our tenancy applications to strict rental, business and personal checks, including credit checks through the National Tenancy Database
  • Arrange preparation of the appropriate documentation including:
    • The lease agreement
    • The condition report
    • The bond lodgement
    • Other matters specific to the negotiation of the contract.
  • Provide all tenants with a condition report, including photo. This will be completed by Atwell & Co at the commencement of the tenancy
  • Enforce the payment of rent monthly and in advance
  • Allow tenants to pay rent electronically or by direct debit
  • Disburse all rental monies upon receipt and after a five day clearance period, together with a monthly statement detailing the income and expenditure and including original accounts approved by the owner
  • Attend to maintenance requests from tenants and take appropriate action
  • Conduct regular inspections of the premises at least once every 6 months
  • Pay Body Corporate and statutory charges as directed including Water Rates, Council, Insurances, etc.
  • Provide and maintain effective collection of rent and proceed with the appropriate action should the tenant fall in arrears
  • Prepare Tribunal Applications in accordance with the Residential Tenancy Act 1997
  • Provide an end of financial year report summarising all income and expenditure
  • Regularly advise and administer rent reviews and lease renewals
  • Inspect the property at the end of the tenancy and finalise the return of the Bond in accordance with Residential Tenancies Act 1997
  • Ensure efficient tenancy changeover to minimise loss to the owner and lengthy vacancy periods
  • Display and market all available properties in an accurate and up to date format including internet uploads to relevant web sites to maximise market exposure
